How to use Lookbricks

Lookbricks tells you which properties are actually worth visiting with each client, so you stop driving to homes that are already sold, don't accept their mortgage, or have exactly what your client doesn't want. Fewer wasted visits, more closings.

The flow in 9 steps

  1. 1

    Step 1

    Add your client

Clients → "New client". Fill in name, phone, search area, operation (sale or rent), property type and budget. You need the phone to send them properties on WhatsApp (step 4).

The area can be a neighborhood, a borough or a ZIP code ("Narvarte CDMX", "03020").

  2. 2

    Step 2

    Fill in the buyer profile

The step that saves you the most visits

In the client's page, "Buyer profile":

    • Payment method: cash, bank mortgage, Infonavit, Fovissste or Cofinavit. If they use credit, mark whether it's pre-approved.
    • Buying timeline and whether the decision maker is involved in the search.
    • Must-haves: what they absolutely need ("parking", "garden", "2 bathrooms").
    • Deal-breakers: what rules a property out ("ground floor", "on an avenue", "no elevator").
    • Each condition has a weight: 1 = nice to have, 2 = important, 3 = non-negotiable.

    Write concrete, observable things:

"ground floor", "you can hear the metro"

    "pretty", "good vibes"

You'll see the "Ready to buy" (0–100) indicator: it's based on payment method, pre-approval, timeline and who decides. If it's low, your client probably isn't ready to visit yet.

    Up to 8 must-haves and 8 deal-breakers.

  3. 3

    Step 3

    Build the shortlist

In the client's page, "Refresh shortlist". It takes about 1 minute: Lookbricks searches the portals with the client's filters and checks each listing against their profile.

    How to read it:

    • Probability of a useful visit (0–100) and verdict: Visit, Maybe or Skip.
    • Three bars: Confidence (is it real and still available?), Fit (does it work for this client?), Closing (can it be negotiated and closed?).
    • Reasons in green (for) and red (against). For example: "Looks sold or reserved", "Violates: ground floor", "Doesn't accept the client's payment method", "Price per m² 20% below the search", "Price dropped 8% since we first saw it", "Seller motivated to negotiate".
    • ✓ / ✗ for each client condition. "?" means the listing doesn't say: you ask the agent in step 5.
    • Skipped listings are collapsed at the end. Check them: you decide, Lookbricks only suggests.

Already have properties? With "Add property" you paste their link or enter them manually (from your own portfolio, even if unlisted). They're checked like the rest and stay when you refresh the shortlist. Have PDF listing sheets? Give them to Claude and it adds them to the shortlist.

Each refresh costs AI credits, like a search. Double-clicking doesn't charge twice.

  4. 4

    Step 4 · Optional

Let your client weigh in on WhatsApp before visiting

"Send shortlist on WhatsApp". First, ask your client for permission and tick the box confirming they agreed.

Your client gets a message from Lookbricks and, after tapping "See properties", receives numbered cards: photo, price and area. They never see the portal, the listing link or the agent.

They reply, for example: "1 👍, 3 👎 too dark".

You see their 👍/👎 on each card and in "What your client thought". If their reason is a real condition ("too dark", "you can hear the metro"), Lookbricks suggests it: with "+ Deal-breaker" or "+ Must-have" it's added to their profile and the shortlist is re-reviewed automatically, without charging a search.

If your client replies BAJA (stop), they stop getting messages.

  5. 5

    Step 5

Before driving, confirm with the listing agent

On the card, "I want to visit". The visit shows up in Visits → To confirm.

"Confirm with the agent": Lookbricks drafts a WhatsApp with only what matters for your client: whether it's still available, whether they accept their credit, and the conditions the listing didn't clarify. You send it from your WhatsApp. If Lookbricks didn't find the agent's phone, open WhatsApp and pick their contact, or copy the message and find it in the listing.

When the agent replies, "Paste reply". Result:

    • Confirmed: worth going.
    • To confirm: tells you what's still missing.
    • Discarded: tells you why ("No longer available", "They don't accept Infonavit credit", "Has what the client won't accept: ground floor"). If it sold, it's marked "Already sold" automatically.

You can always change the status by hand.

  6. 6

    Step 6

Schedule and plan your day's route

On the confirmed visit, pick a date and time: it moves to "Scheduled".

Visits → Schedule → "Today's route": orders your visits by proximity, with approximate km and minutes. "Start from my location" uses where you are now. "Open route in Google Maps" takes you through every stop.

  7. 7

    Step 7

After the visit, log what happened

"Log outcome": Liked it, Didn't like it, Will make an offer or Closed. Add a note with what your client said (you can dictate it).

Lookbricks spots conditions in your note ("the kitchen is too small", "you can hear the metro") and suggests them as chips. With "+ Deal-breaker" or "+ Must-have" it's added to their profile and that client's shortlist is re-reviewed with the new condition, without charging a search.

  8. 8

    Step 8

    Rate: that's how Lookbricks learns

On each card: Useful, Junk or Already sold. We use those ratings to measure whether the shortlist gets it right and to tune it. If the visit went well, it's marked Useful automatically.

  9. 9

    Step 9

    Check a neighborhood's market

Market in the menu: type a neighborhood (or tap one from the list) and choose sale or rent. You'll see the median price per m², how many listings dropped their price and how many days they've been on the market.

Use it to talk with your client about whether a price is high or low, and to know where there's room to negotiate.

The index fills up as people search in Lookbricks. If it says "not enough data yet", check back in a few days.

Using Lookbricks from Claude

If you connected Lookbricks to Claude, you can do everything by chatting. Examples that work:

  • “Add the García family: they want an apartment in Narvarte up to 4 million, paying with pre-approved Infonavit, no ground floor, and they need parking.”
  • “Build the shortlist for the Garcías.”
  • “Here are the PDF sheets of 3 houses I want to show the Garcías; add them to their shortlist.”
  • “I want to visit number 2. Draft the message for the agent.”
  • “The agent replied: still available, they accept Infonavit, it's on the third floor.”
  • “Schedule it tomorrow at 11:30.”
  • “What's my route for tomorrow?”
  • “I visited number 2: they didn't like it, the kitchen is too small and you can hear the metro. Add that to their profile.”
  • “Mark it as already sold.”

FAQ

Why did a property come out as "Skip"?

Read the red reasons. If you disagree, visit it anyway: you're in charge.

Does Lookbricks decide for me?

No. It suggests and explains why; you can change any status.

Does my client see which portal the property is from, or the agent?

No, never.

How often should I refresh the shortlist?

When your client's profile changes, or every few days to see what's new. If you only added conditions, no need: it re-reviews itself.

What does "?" mean on a condition?

That the listing doesn't say; ask about it in step 5.
